Kohler Home Additions & ADU: The Orlando Owner’s Guide
Planning a home addition or ADU in Orlando with Kohler fixtures already picked out? You’re likely looking at $45,000 to $130,000 for a full addition, or $90,000 to $220,000 for a complete ADU build, depending on size, foundation work, and finish level. We install Kohler tubs, showers, faucets, and fixtures as part of these projects every month, and we’ll match your Kohler pieces to the right rough-in valves, trim kits, and drain assemblies before the first wall goes up. Most owners don’t discover a problem until the project is mid-rough-in and a Kohler valve body doesn’t fit the trim they bought online. That’s the call we get most often.
Which Kohler Models This Applies To
Kohler splits its fixture lines into series, and the series matters more than the model name. The Purist, Artifacts, Loure, Bancroft, and Devin lines each use different rough-in valve bodies, and a trim kit from one series will not bolt onto a valve from another. The compatibility gotcha we see in Orlando homes: a Kohler Rite-Temp pressure-balancing valve from 2010 will not accept a 2024-era Purist trim kit, even though both say “Kohler” on the box. Before you buy trim, check the valve body model number stamped on the brass, usually visible behind the escutcheon plate. If you’re building new, tell us which Kohler series you want during the planning phase, and we’ll spec the correct valve, diverter, and drain assembly from day one. Mason Remodeling Co Orlando is an independent contractor, not a Kohler dealer or affiliate, but we work with Kohler, Moen, Toto, and Grohe parts across every addition and ADU we build.

Signs Your Kohler Home Additions & ADU Is Failing
- Low water pressure at the new Kohler fixture after the addition is built. Almost always a flow restrictor issue or a rough-in valve that was installed with debris in the line. Kohler cartridges clog faster when Orlando’s hard water deposits calcium on the inlet screens.
- Water temperature swings while someone flushes a toilet in the ADU. This points to a failing pressure-balancing cartridge in a Kohler Rite-Temp valve. It’s the first part to wear out, usually within 7 to 10 years in Florida’s mineral-heavy water.
- Slow drain in the Kohler tub or shower pan. Often a hair-and-soap buildup in the Kohler drain assembly, but sometimes a venting issue from the new addition’s plumbing layout. If the gurgle happens only when another fixture drains, it’s venting, not the drain itself.
- Grout cracking around the Kohler tile flange. This is a structural thing, not a fixture thing. The addition settled, or the backer board wasn’t shimmed flush with the tub flange. Water gets behind the tile, and the problem compounds fast in humid Orlando air.
- Leak at the Kohler shower arm or tub spout connection. Usually the O-ring or thread sealant failed, but we’ve also seen overtightened brass fittings crack the Kohler valve outlet. That’s a parts replacement, not a tightening job.

AfterReplacement Cost & What’s Included
For a full home addition in Orlando, plan on $45,000 to $130,000. A detached ADU runs $90,000 to $220,000. A garage conversion lands between $30,000 and $80,000. Within those numbers, the Kohler-specific work, meaning rough-in valves, shower pans, tubs, trim kits, and finish plumbing, typically accounts for $7,000 to $18,000 depending on fixture count and series. What drives the range: foundation type, roof tie-in complexity, insulation and HVAC runs, and whether we’re matching existing Kohler fixtures or starting fresh. Every quote from us is a written price before work starts. That includes the parts, the labor, the permit coordination, and the cleanup. If the job needs a Kohler part we didn’t anticipate, you’ll know the cost before we order it, never after.
DIY or Call Us?
Some things you can check yourself: confirm the Kohler model number on the valve body, take photos of the rough-in before drywall goes up, and note which series you bought so you’re not guessing later. But swapping a Kohler Rite-Temp cartridge or re-seating a tub drain is where DIY goes wrong, especially in a new addition where everything is tight and one wrong thread cross-connection means a flood inside a brand-new wall. The finish work on an addition is not the place to practice plumbing. If the valve is buried behind fresh tile and the cartridge needs replacement, you need someone who can do it without cracking the surround. Call (850) 920-7745 and tell us what you’re seeing. We’ll bring the right Kohler parts on the first trip.
FAQs

Kohler cartridges and trim typically last 7 to 12 years in Orlando’s hard water before they need replacement. The brass valve bodies themselves last decades. The weak point is almost always the cartridge seal, not the valve.
Yes, in most cases. A cartridge swap fixes pressure-balancing and temperature-control issues for a fraction of a full valve replacement. But if the valve body itself is cracked or the rough-in is the wrong series for your trim, replacement is the only honest fix. We’ll tell you which one you need before any work begins.
A cartridge replacement takes under two hours. A full valve body swap inside a finished wall takes half a day to a full day, depending on access. For new additions still in the rough-in phase, it’s a same-visit fix.
We keep common Kohler Rite-Temp cartridges, trim kits, drain assemblies, and supply lines on the truck. For series-specific trim or specialty rough-ins, we order from our Kohler supply partners and typically have the part within a few business days. Call (850) 920-7745 and we’ll confirm availability before you schedule.
