Toto Fence Installation: The Orlando Owner’s Guide
We stock and install Toto-compatible fence components throughout Orlando, with most complete installations running between $3,500 and $9,000 depending on fence length, material, and whether we’re replacing an existing run or building new. The call usually starts the same way: a homeowner notices a gate dragging, a post leaning after a storm, or a section of fencing that’s started pulling away from the hardware. You don’t need to know the exact Toto part number before you call us. Tell me what the problem is. We’ll figure out the rest from there.
What surprises most Orlando homeowners is how often the fence itself is fine while the hardware that anchors it has failed. Toto’s residential fencing systems, especially their aluminum and vinyl lines, rely on specific post caps, gate hinges, and tension hardware that aren’t interchangeable with big-box store parts. That’s the gap we fill. Mason Remodeling Co Orlando is an independent service provider, not affiliated with Toto, but we’ve installed and repaired enough Toto fencing across Orlando to know what holds up in Florida humidity and what doesn’t.
Which Toto Models This Applies To

Toto’s fencing lineup breaks into three main families: the aluminum Estate series, the vinyl Premier series, and the steel Frame series used in a lot of Orlando HOA communities. Each family uses different post dimensions and gate hardware, and here’s the gotcha that trips people up: Toto changed their gate hinge spacing on vinyl Premier models manufactured after 2019. Pre-2019 panels use a 4-inch hinge plate; post-2019 panels use a 4.5-inch plate. They look identical from ten feet away, but they don’t swap.
To identify your part, check the inside face of the post cap or the bottom rail for a stamped series code. If the stamp is worn off or buried under paint, measure the post width: 2.5 inches means Estate aluminum, 5 inches means Premier vinyl, and 2 inches means Frame steel. For the purchase decision, we carry OEM Toto hardware for the Estate and Frame series on our trucks because aftermarket equivalents for those lines tend to use thinner gauge metal that corrodes faster in Florida’s coastal air. For vinyl Premier posts and rails, quality aftermarket options from the same extrusion plants Toto uses are often indistinguishable and cost about 15-20% less. We’ll show you both prices and let you decide.

Signs Your Toto Fence Installation Is Failing
- Gate dragging on the latch side. This almost always means the hinge screws have started pulling out of the post. In Orlando’s sandy soil, posts shift slightly over time, and that movement works hinge screws loose before you ever see a visible lean. The fix is usually new hardware with longer fasteners and fresh post anchors, not a new gate.
- Post leaning after heavy rain. Florida’s summer downpours saturate the soil around fence posts, especially in neighborhoods like Conway and Azalea Park where the ground holds water. If you see a post tilt more than an inch after a storm, the concrete footing has likely cracked or was never deep enough to begin with. We dig it out and set a new one at 30 inches minimum, which is what Orlando’s sandy loam actually requires.
- Vinyl panels separating at the seams. This is a material expansion issue. Florida heat pushes vinyl panels outward, and when they cool at night, they contract. Over a few Orlando summers, that cycling breaks the internal clips on cheap panels. Toto’s Premier series uses a different clip system, but if someone built your fence with mixed parts, the seams will fail first where the two systems meet.
- Aluminum rails showing white corrosion powder. That powder is oxidation, and in Orlando’s humidity it accelerates once the powder coating gets a scratch. If you catch it early, we can clean, treat, and touch up the rail. If it’s been spreading for a year or more, the rail has lost structural thickness and should be replaced.
- Gate won’t close squarely or latches only if you lift it. This is a hinge alignment problem, not a latch problem. Replacing the latch won’t fix it. The top and bottom hinges have drifted out of plane, which is common on Orlando gates that get daily use in hot weather. We re-align the hinges and reinforce the post face so it stays put.

AfterReplacement Cost & What’s Included

For a standard Orlando residential fence installation using Toto-compatible materials, you’re looking at $3,500 to $9,000 installed. The spread comes down to three things: how many linear feet you’re running, whether we’re pulling out an old fence (disposal adds labor), and which Toto series you have. Aluminum Estate runs toward the upper end because the materials cost more. Vinyl Premier sits in the middle. A short run of steel Frame fencing, like 40-50 feet around a pool enclosure, lands at the lower end.
Every quote includes materials, labor, removal of the old fence if needed, concrete footings, and cleanup. You get a written price before any work starts, and the number on that paper is the number you pay. No change orders, no surprise line items. The work itself is covered by our 365-Day Done Right Promise: if anything isn’t right within a year of completion, we come back and fix it at no cost. That covers shifting posts, gate sag, hardware failure, and material defects.
DIY or Call Us?
A homeowner can safely tighten visible hinge screws, clear debris from gate tracks, and mark a leaning post with a level to monitor movement. Those are reasonable Saturday-morning checks. Where DIY goes wrong is anything involving concrete footings, post removal, or gate hardware with tension pins under load. A vinyl post pulled out of the ground in Orlando’s wet season often has water-saturated soil around it, and digging without knowing what’s under there gets dangerous fast. Gas lines, irrigation, and cable runs all cross Orlando fence lines. We call 811 before any excavation, which is standard practice for us and a liability most homeowners don’t want to own.
If you’ve got a gate that won’t latch or a post that’s moved more than an inch, call (850) 920-7745. We’ll send someone out, look at what you’ve got, and give you a straight answer with a hard price. If it’s a ten-minute hardware fix, we’ll say so.
FAQs

A properly installed Toto fence in Orlando lasts 20 to 25 years for aluminum, 18 to 22 years for vinyl, and 15 to 20 years for steel, with the caveat that Orlando’s humidity and summer storms shorten the life of the hardware faster than the panels. We’ve seen Toto aluminum panels still solid at 25 years while the gate hinges needed replacement twice. Call (850) 920-7745 and we’ll assess what’s actually aging on your fence.
Yes, and in about half the Orlando jobs we see, repair is the right call. A leaning post, a failing gate hinge, or loose vinyl seams don’t require tearing out the whole fence. We’ll only recommend full replacement when the panels themselves have structural damage or the repair cost exceeds 60% of new installation. Estimates are free either way.
Most Orlando fence installations take two to three working days from layout to final cleanup, including removal of the old fence and concrete curing time. Bigger properties or custom gate work can push that to four days. You’ll know the timeline before we start, and it’s in writing.
We keep common Toto hardware on our trucks: Estate and Frame series hinges, post caps, and tension hardware for the most common Orlando installations. For less common pieces or full customs, we order directly and usually have the part in hand within a week. We’ll tell you upfront if your job needs something we don’t carry.
