Schluter Roofing: The Orlando Owner’s Guide

If you have a Schluter roofing system and a part has failed, here’s the straight answer: we stock Schluter-compatible roofing components, we install them across Orlando, and most replacement jobs run from $400 to $1,800 depending on what failed and how much of the system has to come apart to fix it right. That range covers everything from a single flashing repair to replacing a section of Schluter’s metal edge trim on a steep Orlando roof. You’ll usually know something’s wrong the same way every homeowner does: a drip in the wrong place, a rust stain on the fascia, or a piece of metal that’s lifted after a summer storm.

Schluter is better known in this market for tile and waterproofing systems like KERDI and DITRA, but their roofing division makes edge detailing, drip flashings, and termination profiles that show up on higher-end Orlando homes, particularly on tile roofs and flat-to-slope transitions. If you’re standing in your driveway looking up at a Schluter edge profile that’s bent, corroded, or pulled away from the roof deck, you’re in the right place. We carry the common profiles on our trucks and can order the oddball ones without sending you back to a distributor.

Tell me what the problem is. We’ll figure out the rest from there.

Which Schluter Models This Applies To

Schluter’s roofing line is narrower than their tile line, but the compatibility question is the one that trips up most Orlando owners. The main series you’ll see on central Florida roofs are the Schluter BARA edge profiles and the TREP drip profiles, each in a range of heights and finishes. The catch: Schluter profiles are matched to the system, not just the visible piece. A BARA-RT right-angle termination for one roof assembly may not have the same embedded anchor leg depth as a BARA-RT used on a different membrane system. If the anchor leg doesn’t reach past the first layer of flashing, the replacement will look right for about six months and then start lifting again.

Here’s the compatibility gotcha we see on Orlando roofs: Schluter discontinued and revised several profile geometries over the years, so the part number stamped on your old piece may no longer correspond to a current SKU. We measure the face height, anchor leg depth, and material gauge before we quote, because guessing at this stage is how you buy the same part twice. On the OEM versus aftermarket question, our position is boring on purpose: for edge profiles and drip flashings that take direct UV and hurricane season wind, we install OEM Schluter or a documented equivalent in the same metal type and gauge. Aftermarket aluminum that’s 0.019″ instead of Schluter’s 0.025″ is the kind of twenty-dollar savings that costs six hundred later.

Mason Remodeling Co Orlando is an independent service provider, not affiliated with Schluter. We also stock parts for KraftMaid, Cambria, and Silestone on the interior side, which helps when a roof leak has damaged the kitchen or bath below and you’re dealing with two repairs at once.

Signs Your Schluter Roofing Is Failing

  • Water staining on the fascia board just below the roof edge. This almost always means the drip profile has pulled away from the deck or the anchor leg wasn’t bedded correctly. Water travels along the underside of the profile instead of off the edge, and the fascia soaks it up like a sponge.
  • A bent or lifted Schluter edge profile after a storm. Orlando gets hit with hard afternoon storms that flex roof edges. If the profile moved, the fasteners or the embedded leg have loosened. Once it’s lifted, wind gets underneath it and works it like a crowbar.
  • Rust streaks running down from the metal edge. On a Schluter aluminum profile, this means something galvanically incompatible is touching it, often a steel nail or a leftover piece of flashing from a previous repair. The steel sacrifices the aluminum, and the rust stain is the evidence.
  • Granule loss from shingles right at the roof edge. The edge profile is what keeps water from curling back under the first course of shingles. When it fails, the shingle edge stays wet, the granules wash off, and the shingle starts to cup or crack.
  • Dripping inside the house but only when the wind blows from one direction. That’s a termination profile that’s failed at a gable end or a roof-to-wall transition. The water only gets driven past the profile under specific wind pressure, which is why it’s intermittent and maddening to chase.

Replacement Cost & What’s Included

For Schluter roofing work in Orlando, you’re generally looking at $400 to $1,800 installed. The low end covers a single profile section, maybe 8 to 16 linear feet, where we can remove the old piece, inspect the membrane beneath, and install the replacement without dismantling rows of tile or shingles. The high end is a job where the failed Schluter part is part of a larger roof edge assembly: multiple profiles, new underlayment lap, decking repair where water sat too long, and tile or shingle re-bedding.

Here’s what shapes the price in this market:

  • Roof type: Tile roofs cost more because every tile along the edge has to be lifted and set back down. Shingle roofs go faster.
  • Profile length and gauge: Schluter BARA and TREP profiles run $1.50 to $4.50 per linear foot depending on series and finish, and we don’t mark the part up past distributor cost. You’re paying for the part, the labor to remove and reset, and the underlayment materials, all listed on one written quote.
  • Deck condition: If the edge failed slowly and the decking below has started to rot, that section has to come out. One sheet of CDX is $55 to $85; the labor to cut, fit, and re-nail it is what adds up.

Every Schluter roofing repair from us comes with our written warranty: 365 days from the completion date. If the repair fails in that window, we return and fix it at no charge, no dispute process, no conditions. That’s the 365-Day Done Right Promise, and it’s in writing because verbal promises are worth exactly what they’re printed on. The written price you get before work starts is the price on the final invoice, and that’s also in writing, on every job, every time.

DIY or Call Us?

There’s an honest split here. You can safely check the profile with binoculars from the ground: look for lift, rust, missing fasteners, and shingle cupping at the edge. You can also check the attic with a flashlight after a rain to see where the water is actually entering, which saves us time when we come out. But the actual replacement on a tile or steep shingle roof involves working at height, lifting materials that are heavy when they’re wet, and matching the replacement profile to the existing membrane correctly. That’s a job for someone who does it weekly, not a Saturday project. We recommend you skip the ladder, and I say that as someone who grew up in Los Angeles and spent years on trade school training at LATTC, where the first thing they taught us was the difference between brave and careless.

If the profile is loose but not broken, call us before it tears off completely and takes part of your roof edge with it. A $400 fix now is the cheap version of a $1,800 repair later. Call (850) 920-7745 and we’ll put you on the schedule for a free estimate.

How Much Does Schluter Roofing Replacement Cost in Orlando?

Between $400 and $1,800 installed, depending on the profile series, roof type, and whether the decking or underlayment beneath the failed part needs work. Most single-profile repairs land in the $400 to $800 range on shingle roofs and $600 to $1,200 on tile roofs. Call (850) 920-7745 for an exact written quote, free of charge.

Can a Failed Schluter Profile Be Repaired Instead of Replaced?

Sometimes a bent profile can be re-bedded and re-fastened if the metal isn’t torn or corroded. If the anchor leg is intact and the bend is mild, we can straighten and re-secure it for less than a full replacement. The honest answer depends on metal fatigue: once aluminum has flexed past a certain point, it work-hardens and will crack if you bend it back. We’ll tell you which situation you have when we look at it. Call (850) 920-7745 and we’ll assess it during the free estimate.

How Long Does a Schluter Roofing Replacement Take?

Most single-profile replacements take four to six hours on site, including removing the old piece, inspecting what’s under it, installing the new profile, and cleaning up. If decking repair is required, add another two to three hours and plan for a second day if we need to let any primer or sealant cure before re-bedding tile. You’ll know the timeline before we start, in writing.

Do You Stock Schluter Roofing Parts in Orlando?

Yes. We carry the common BARA and TREP profile geometries in the truck stock we rotate through Orlando jobs, along with the matching fasteners and sealants. If your particular size or finish isn’t on the truck, our distributor gets it to us within two to four business days. You won’t be sent to hunt for the part yourself. Call (850) 920-7745 and we’ll confirm stock before you commit to anything.
