Schluter Windows & Doors: The Orlando Owner’s Guide
We stock and install Schluter-compatible windows and doors throughout Orlando, with most replacements running between $4,500 and $15,000 installed depending on size, series, and opening condition. If your Schluter window or door is failing, we can typically diagnose it same-week and have parts ordered or on-site within days, not weeks. The most common way Orlando homeowners discover a Schluter part has failed is a window that suddenly won’t lock, a door that drags against the frame, or condensation fogging between panes that never clears even on dry Florida afternoons.
Schluter is best known for waterproofing and tile edging systems, but their window and door line includes integrated trim profiles and sill assemblies that work with specific door and window installations. When these pieces fail, they fail at the seams and gaskets first. We’re an independent Orlando service provider, not affiliated with Schluter, which means we tell you straight what’s worth replacing with OEM and what’s genuinely overpriced.
Which Schluter Models This Applies To

Schluter’s window and door components fall into two buckets: the trim and reveal profiles (like the Schluter Schiene edge profiles and Rondec corner pieces used around window and door openings), and the integrated sealing membranes (like Kerdi-Flex and Dilex movement joints) that prevent water intrusion at transitions. If your window or door was installed with a Schluter waterproofing assembly, the failure is usually at the junction where the frame meets the wall, not the window itself.
The compatibility gotcha most Orlando homeowners run into: Schluter profiles are sized in millimeter increments matched to tile thickness, not imperial window measurements. A Rondec-CT profile made for 3/8-inch tile won’t seat correctly against 1/2-inch tile without a visible lip. Before you order any replacement, check the flat side of the profile for an embossed part number. It will read something like “RON-CT 125” where 125 is the profile height in millimeters. Match that number exactly, and don’t let a handyman tell you “close enough” works, because with Schluter in Florida humidity, close enough is how you get water behind the frame.
OEM Schluter parts are worth the premium for anything that touches waterproofing. Aftermarket profiles from generic trim suppliers are fine for purely cosmetic edges, but they don’t carry the same corner geometry or flange depth, and in Orlando’s wet season that matters. We stock the common sizes on our trucks: 100, 125, and 150 profiles in both Rondec and Schiene, plus Kerdi-Flex corners that see the most failures.

Signs Your Schluter Windows & Doors Is Failing
- Fogging or condensation between panes. The seal on the insulated glass unit has failed, which means the argon or krypton gas escaped and humid Orlando air is now inside the unit. Schluter’s role here is usually the trim assembly allowing moisture to reach the glazing edge, accelerating seal rot.
- Visible water staining on drywall below the window. The Kerdi membrane or Dilex joint at the sill has failed, and water is traveling behind the tile or drywall. You’ll see it as a faint yellow or brown halo that widens after heavy afternoon storms.
- Window won’t lock or the latch is misaligned. The rough opening has shifted, common in Orlando’s clay soil and slab foundations, and the frame has torqued. The Schluter reveal profile then binds, and the lock catches but won’t seat.
- Soft spots or bubbling in paint at the window corner. Water has been sitting in the wall cavity, and the Schluter sealing flange was either stretched during install or punctured by a fastener. This one never fixes itself.
- Visible cracking at the tile-to-window transition. The Dilex movement joint was sized wrong for the thermal expansion Orlando sees, and now the joint itself is cracked. The window may still function, but the waterproofing is compromised.

AfterReplacement Cost & What’s Included

For Orlando specifically, here’s what we see on Schluter-related window and door work:
- Full window replacement with Schluter trim assembly: $4,500 – $15,000 installed, depending on window count, size, and whether the waterproofing membrane needs to be re-tied into the rough opening.
- Single window trim and reveal profile replacement: $400 – $1,800, which includes pulling the old profile, inspecting the membrane behind it, replacing any compromised Kerdi-Flex, and sealing the new profile.
- Dilex movement joint replacement: $600 – $2,500 when the joint is integrated with tile work, since we typically need to remove one tile on each side to seat the new joint properly.
- Door frame and sealing flange repair: $800 – $3,000, depending on whether the jamb is salvageable or the whole door has to be re-set.
What drives the range is whether the failure is isolated to the Schluter component or if water has already gotten into the framing. An Orlando home that’s been through two or three hurricane seasons with a failed seal usually has hidden wood damage behind the window. We don’t quote a replacement number until we’ve opened the wall far enough to see what we’re actually dealing with, and we’ll tell you before we cut. Every replacement comes with a written price before work starts and our 365-Day Done Right Promise: if the new part or install fails within a year, we come back and make it right at no cost.
DIY or Call Us?
Here’s the honest split. If you’re dealing with a purely cosmetic Schluter profile that’s visually cracked but not leaking, and you can access the fasteners, you could replace it yourself with a matching part number and some patience. That’s the 20% case.
Everything else, call us. Schluter waterproofing failures are not DIY territory because the visible symptom is usually downstream of the actual problem. You peel back a profile, find a compromised membrane, and now you’ve opened a waterproofing seam you can’t re-seal properly without the right materials and technique. In Orlando’s climate, an incorrectly sealed window opening becomes a mold and rot problem inside 18 months. We’ve pulled apart Schluter assemblies in College Park and Baldwin Park that looked fine from the outside and were spongy inside the wall. If you’re not sure which situation you’re in, call (850) 920-7745 and tell us what you’re seeing. We’ll walk you through it honestly, and if it needs a pro, we’ll send someone who arrives in a clean marked uniform, shows a photo ID badge at the door, and gives you a name and face before the visit, that’s the Threshold Standard, and it’s how we’ve done business since 2004.
FAQs

A properly installed Schluter trim and waterproofing assembly should last the life of the window itself, generally 20 to 30 years, but the Florida reality is usually 15 to 25 because of humidity and UV exposure degrading the polymer over time. The gasket seals fail first, not the profiles themselves. Call (850) 920-7745 if you’re seeing symptoms early, because early replacement is usually a profile-only fix, not a whole-window job.
About 70% of what we see can be repaired by replacing the failed profile, membrane corner, or movement joint without touching the window itself. Replacement is only necessary when water has compromised the rough opening or the window frame has shifted beyond what the trim can accommodate. We’ll tell you which one you need before any work begins, and the written price covers exactly what we found.
Most profile and joint replacements take 3 to 6 hours once we’re on site, including pulling the old material, inspecting what’s behind it, and properly seating and sealing the new part. Full window replacements with re-tied waterproofing are typically a two-day job for a small opening and up to a week for whole-home work. We’ll give you a timeline in writing with the estimate.
We keep the most common Orlando failure sizes on the truck: Rondec and Schiene in 100, 125, and 150 millimeter heights, plus Kerdi-Flex corners and the standard Dilex joints. If your part isn’t one we carry, we can order it same-week from our supplier network, and we’ll give you a real arrival date before we schedule the install. Call (850) 920-7745 with your part number still visible and we’ll tell you on the spot whether it’s on the shelf.
