CertainTeed Home Additions & ADU: The Orlando Owner’s Guide

CertainTeed home additions and ADU projects in Orlando typically run $45,000 to $130,000 for a full addition, while a detached ADU runs $90,000 to $220,000 depending on size, site conditions, and finish level. We install CertainTeed siding, roofing, insulation, and trim packages as part of these projects, and we stock a working inventory of CertainTeed-compatible components in our Orlando shop. Most homeowners call us after they notice water intrusion along a sill plate, sagging insulation in a kneewall, or siding that has started to cup and pull away from the sheathing.

What you’re dealing with is rarely one failed piece. It’s usually a chain: a flashing detail that was never right, a vapor barrier that got punctured during a previous repair, or CertainTeed siding that outlasted the fasteners holding it. The good news is that these failures can be repaired without tearing down the whole structure. The better news is we can tell you exactly what’s wrong before you spend a dollar.

We are an independent Orlando contractor. We are not affiliated with CertainTeed, but we install and repair their products every week, and we stock the parts that fail most often in Florida’s climate.

Which CertainTeed Models This Applies To

A second-story addition that matches the existing roofline

CertainTeed makes a broad catalog across siding, roofing, insulation, and trim, and the compatibility rules vary by product line. For siding, the main lines we work with are Monogram, CedarBoards, and MainStreet. These are not interchangeable. Monogram is a .044″ panel with a specific nail hem profile. CedarBoards is a double 7″ lap with a deeper shadow line. If you install a MainStreet starter strip under CedarBoards, the first course sits proud and every course above it telegraphs the mistake.

For insulation, the stock answer is CertainTeed InsulSafe or OPTIMA blow-in, but if your addition was built before 2015, you may have the older TrueComfort system. The bags look similar. The material is not. We see this mix-up in attic additions around College Park and Winter Park more often than we’d like.

Here’s the practical bit: find the CertainTeed product label. It’s usually stapled to a stud in the attic, printed on the back of a siding panel, or visible on the edge of a trim board. If you can’t find a label, take three measurements: panel thickness, exposure (the visible face width), and the profile shape. Send us those numbers and a photo. We’ll match it.

On the OEM-versus-aftermarket question for CertainTeed specifically: for siding and trim, we recommend OEM. The color match on CertainTeed’s factory finishes is nearly impossible to replicate aftermarket, and Orlando’s UV load will reveal a mismatched panel within 18 months. For flashing, housewrap, and fasteners, quality aftermarket equivalents from GAF or Owens Corning perform the same or better. We’ll tell you which is which before you buy anything.

Signs Your CertainTeed Home Additions & ADU Is Failing

  • Water staining along the bottom edge of siding panels. This usually means the starter course is wicking moisture from grade or a sprinkler head is hitting the wall. Fix the drainage first, then deal with the siding. Replacing wet siding without fixing the water source means you’ll do the job twice.
  • Siding panels that rattle in the wind. CertainTeed vinyl expands and contracts with temperature. If the original installer nailed it tight to the sheathing, those nails have now pulled loose. The panels need to be rehung with the correct nail slot play, not just re-nailed tighter.
  • Insulation that has settled or slumped in a kneewall. In Orlando’s humidity, CertainTeed batt insulation will compact if it was compressed during installation or if roof leaks have soaked it over time. A settled cavity loses most of its R-value. This is especially common in garage conversions in Baldwin Park and Audubon Park.
  • Caulk and sealant failing around addition windows and door frames. CertainTeed products don’t fail first; the interfaces do. When we see cracking caulk on a two- or three-year-old addition, the problem is usually a sheathing gap that was never properly flashed. The caulk was someone’s shortcut.
  • Drafty rooms inside the addition despite a newer HVAC system. This points to air leaks in the wall assembly: missing housewrap, gaps in the sill plate, or insulation that doesn’t fill the cavity. You can feel it most in the corners and along the baseboard on a cold (for Orlando) January morning.

Replacement Cost & What’s Included

A wide opening with a new beam where the kitchen wall was removed

For a full home addition in Orlando, plan on $45,000 to $130,000. A detached ADU runs $90,000 to $220,000. If you’re repairing or replacing CertainTeed components within an existing addition, the numbers get much smaller: siding repair runs $400 to $1,800 when we’re patching panels, and a full re-side of a 400-square-foot addition runs $3,500 to $9,000. Insulation removal and re-blow runs $2,000 to $6,500 depending on attic size and access.

What drives the range on a full addition: foundation type (slab versus pier), roof tie-in complexity, whether the existing electrical panel has capacity for a subpanel, and the finish level you choose. A CertainTeed siding package with CedarBoards costs more than MainStreet, but it holds its color longer in Orlando sun.

Every quote we write is a line-item price in writing before any work starts. That price includes materials, labor, haul-off, and permit fees. It includes no surprises. Our 365-Day Done Right Promise covers the installation work: if anything we installed fails within one year of completion, we return and make it right at no cost to you.

DIY or Call Us?

You can safely check a few things yourself: look for visible gaps where siding meets trim, feel for drafts along baseboards on a windy day, and check whether insulation is sitting flat in the attic. Taking photos and measurements helps us diagnose before we arrive. That’s genuinely useful.

Where DIY goes wrong on CertainTeed repairs is nailing. Vinyl siding must float on its nails. Driving a nail tight or using the wrong fastener causes buckling in the first hot afternoon. Flashing is worse: a homeowner who “just replaces a couple boards” often creates a water path that damages the sheathing, and now we’re replacing framing instead of panels. If water has gotten behind the siding or the problem involves electrical work inside an ADU, don’t open that wall yourself. Call us at (850) 920-7745 before you cut anything.

Tell me what the problem is. We’ll figure out the rest from there.
