Ameristar Home Additions & ADU: The Orlando Owner’s Guide

If you have an Ameristar home addition or ADU in Orlando and a structural or systems component has failed, we can match the part, price it honestly, and install it correctly. Most Ameristar addition and ADU repairs in Orlando run between $45,000 and $130,000 depending on scope, though targeted component replacements often come in lower. Owners typically discover a problem the same way: a door stops closing square, a mini-split stops cooling one zone, or water shows up where it shouldn’t after a heavy Florida afternoon storm.

We’re an independent Orlando contractor, not affiliated with Ameristar. But we work on their additions and ADUs regularly, and we know which parts interchange, which ones don’t, and what actually fails first in Central Florida’s heat and humidity.

Which Ameristar Models This Applies To

Ameristar’s home addition and ADU lines span detached accessory units, attached room additions, and garage conversions. The parts that fail are rarely unique to one model year, but they do vary by generation. Older Ameristar additions from the mid-2010s used standard 2×4 framing with conventional HVAC tie-ins, while newer units often specify 2×6 exterior walls, standing-seam roof panels, and ductless mini-split zones. The compatibility gotcha we see most often in Orlando: the mini-split condensate line on older units was spec’d for drier climates, and it undersizes in Florida humidity. We replace those with a larger-diameter gravity line and add a secondary float switch so the pan doesn’t overflow into drywall.

To identify your Ameristar part, look for the metal data tag on the unit’s electrical panel or the sticker inside the access door. It lists the model series and the HVAC tonnage. If the tag is faded, measure the wall thickness at a door jamb. That tells us which framing generation you have, and that tells us which door, window, and flashing parts will match without modification. For most owners, OEM is the right call on structural components like roof flashing and ledger boards. For mechanical parts like condensate pumps or exhaust fans, quality aftermarket equivalents often outlast what came from the factory, and we’ll say so when that’s the case.

Signs Your Ameristar Home Addition & ADU Is Failing

  • The mini-split zone runs but doesn’t cool. In Orlando, that’s usually a clogged condensate line tripping the float switch, not a refrigerant problem. The unit shuts down to protect itself, and the room gets warm within hours.
  • Doors or windows start dragging against their frames. Florida’s wet-dry soil cycle shifts slabs and stem walls. An Ameristar addition with inadequate drainage at the foundation line will show movement at the door heads first, and it won’t fix itself.
  • Water stains appear at the wall-ceiling joint after a storm. The roof-to-wall flashing on some Ameristar units was butyl-tape dependent. Butyl breaks down in UV and heat, and Orlando gets both. What starts as a stain becomes a drywall replacement within one wet season.
  • The electric baseboard or wall heater trips the breaker. Ameristar’s older ADUs used 240V baseboard heat as a cheap secondary source. A failing element or a loose wire connection at the thermostat will trip the breaker intermittently before it fails completely.
  • A musty smell lingers in the ADU’s bathroom or kitchen zone. That’s condensation where it shouldn’t be. It usually traces back to an undersized bath fan or a duct that was never properly sealed at the roof penetration.

Replacement Cost & What’s Included

A wide opening with a new beam where the kitchen wall was removed

For Orlando homeowners, here’s how the numbers break down on common Ameristar addition and ADU component replacements:

  • Roof flashing and penetration reseal: $400 to $1,800 depending on how many penetrations and whether the existing flashing is salvageable.
  • Mini-split condensate line replacement with float switch: $800 to $2,500 including line, switch, and drywall access repair.
  • Full door or window replacement to match existing Ameristar openings: $4,500 to $15,000 for windows, and larger patio doors can push higher.
  • Bath fan replacement with proper roof-duct sealing: $800 to $2,500.
  • Foundation drainage correction at the addition perimeter: $3,500 to $11,000 where grading or a French drain is needed.
  • Full addition or ADU rehab (structural, mechanical, and finish work): $45,000 to $130,000 is the real range in Orlando, and we’ll walk you through exactly where that money goes before anything is signed.

Labor is included in every one of those numbers. The price we write is the price you pay, no change orders that show up at the end. Our written guarantee covers parts and labor for 365 days from the completion date.

DIY or Call Us?

Some things you can safely check. If a mini-split zone stops cooling, you can look at the condensate line where it exits the unit and see if water is backing up. If a door is dragging, you can check whether the jamb has visible cracks or gaps at the floor. Those observations help us diagnose before we arrive.

But this is not a cabinet hinge swap. Working on roof flashing means being on a roof. Replacing a condensate line means cutting into drywall and possibly touching electrical. And resetting a breaker that keeps tripping isn’t a fix, it’s a delay. When a part is failed, the safe call is to have someone who has seen that exact failure on that exact Ameristar generation in Orlando’s climate. That’s us. Call (850) 920-7745 and tell me what the problem is. We’ll figure out the rest from there.
