Belgard Windows & Doors: The Orlando Owner’s Guide
Belgard windows and doors in Orlando homes typically cost $450 – $900 per window or door part to repair when it’s a component-level fix like a failed hinge, roller, lock, or weather seal, and $800 – $2,500 per opening for a full replacement unit, installed. We stock Belgard-compatible hardware on our trucks and can usually match your part same-day during the estimate visit. Most Orlando homeowners discover the problem the same way: a door that suddenly drags, a window that won’t lock, or a whistling sound near the frame that gets louder every August afternoon.
What you’re looking at, in most cases, is not a bad window. It’s a bad part. And parts fail long before frames do, especially in central Florida, where humidity cycles and afternoon thunderstorms work on seals and hardware year-round.
Which Belgard Models This Applies To

Belgard’s residential windows and doors line includes their sliding patio doors, French door sets, and single-hung and casement window series, along with their newer impact-rated models built for Florida’s wind-load codes. The parts that fail and the compatibility questions that come up differ by series, and this is where Orlando homeowners run into trouble trying to self-match.
The compatibility gotcha we see most often: Belgard changed the roller cartridge spec on sliding doors after 2019. Pre-2019 doors use a 1-1/4″ nylon roller with a steel bracket; 2019 and later use a cartridge with a wider housing that won’t fit the older track profile. If you buy the wrong one online and force it, you’ll chew up the track, and a $40 part becomes a $400 rail replacement. We carry both versions on the truck.
The other decision is OEM versus quality aftermarket. Belgard’s OEM hardware is solid, but their lockset and roller pricing runs 40 – 60% higher than equivalent aftermarket parts from CR Laurence and Prime-Line, which meet or exceed the original spec for most non-impact models. For impact-rated Belgard units, we always recommend OEM hardware. The tolerances are tighter, and your wind-mitigation certification depends on the assembly remaining exactly to factory spec.
One note up front: Mason Remodeling Co Orlando is an independent service provider. We install and service Belgard products, but we’re not a Belgard corporate entity or an authorized factory warranty depot.

Signs Your Belgard Windows & Doors Is Failing
- The door drags or catches halfway. This is almost always a worn roller cartridge. In Orlando’s sandy soil, fine grit works its way into the roller bearings, and the nylon wheel grinds flat on one side. Left alone, the flat spot chews the aluminum track.
- The window won’t lock without lifting the sash. The keeper bar and lock pawl have shifted out of alignment, usually because the sash balancers have lost tension. South-facing windows in Orlando neighborhoods like College Park and Baldwin Park wear balancers faster because the heat cycles degrade the coil spring inside the balance tube.
- You feel a draft even when the unit is closed. The compression weather seal along the bottom rail has hardened. Florida’s UV exposure turns that vinyl gasket brittle in three to five years. A hardened seal won’t rebound, and you’ll feel it most in January when the first cold front pushes through.
- The handle turns but the latch doesn’t engage. The internal gear on Belgard’s multi-point lockset has stripped. This is more common on French door sets where the secondary door is used frequently and the alignment pin is slightly off. The gear is zinc alloy, and it’s the sacrificial part by design.
- Condensation between the glass panes. The seal on the insulated glass unit has failed. Once the desiccant inside the spacer bar is saturated, which Orlando humidity accelerates, the fog is permanent. The part isn’t repairable; the IGU gets replaced.
None of these are reasons to replace the whole window or door. Three of the five are under $200 in parts. But they all get worse the longer they sit.

AfterReplacement Cost & What’s Included

Here’s what we quote for Belgard window and door part replacement in Orlando, parts and labor included:
- Sliding door roller cartridge replacement: $180 – $380 per door, both rollers, track cleaned and aligned
- Multi-point lockset replacement: $220 – $450, including new handle set on both sides
- Window sash balancer replacement: $150 – $320 per window, both sides replaced as a pair
- Weather seal and gasket replacement: $120 – $280 per door or window, full perimeter
- Insulated glass unit replacement: $800 – $2,500 per unit depending on size and impact rating
- Full Belgard door or window replacement: $800 – $2,500 per opening, installed
The range comes down to the specific Belgard series, whether the unit is impact-rated, and whether the opening needs any adjustment. Pre-2019 doors run higher on roller replacement because the track often needs resetting. Every quote is written, line-item, and delivered before we start work. No number changes once the job begins unless you add scope, and that gets its own written price first.
The labor on every job is covered by our 365-Day Done Right Promise. If a part we install fails within a year of completion, we return and make it right at no cost to you.
DIY or Call Us?
What you can check safely, and what you shouldn’t touch, depends on the part. A sticking door you can inspect yourself: lift the panel slightly and look at the bottom edge. If you see a flattened or cracked wheel, you’ve found the problem. You can also clean the track with a dry brush and see if that changes anything.
Beyond that, I’ll be straight with you. Window sash balancers are under tension, and releasing the wrong clip sends a coiled spring into your hand faster than you can react. Multi-point lockset internals sit behind a face plate that’s easy to remove and easy to reinstall wrong, which leaves a door that looks locked but isn’t. We’ve re-hung enough doors after well-intentioned DIY attempts to know the line between a $180 fix and a $900 correction.

FAQs

Rollers and weather seals last three to six years in Orlando’s climate, locksets typically last seven to ten years, and insulated glass units can fog in as little as eight years if the original seal was compromised. South-facing openings wear parts faster because of the UV and heat load.
Rollers, locksets, and balancers are replacement parts, not repairable ones. Once the nylon wheel grinds flat or the zinc gear strips, there’s no rebuilding it. Weather seals can sometimes be rejuvenated with a conditioner if caught early, but a hardened or cracked seal needs to be swapped. Call (850) 920-7745 and we’ll tell you over the phone which category you’re in.
Most single-part replacements, including roller cartridges, locksets, and balancers, take 45 to 90 minutes on site. Insulated glass unit replacement takes two to three hours because the new IGU has to be set, shimmed, and sealed properly. We schedule a specific window and we honor it.
We stock the common failure parts on the truck: both roller cartridge generations, multi-point locksets, balancers in standard lengths, and weather seal profiles. If you need an insulated glass unit or an impact-rated component, we measure on the first visit and order it, which typically adds five to seven business days.
We also stock parts for other brands you may have in your home, including KraftMaid cabinetry hardware and Cambria and Silestone countertop accessories. If you’re not sure whether the problem is the window itself or the part inside it, call us for a free estimate. We’ll inspect, identify, and put the price in writing before any work starts.
