CGI Windows & Doors: The Orlando Owner’s Guide

If you have a CGI window or door with a failing part in Orlando, we stock and install CGI-compatible hardware and components, with typical installed replacement costs running $300–$1,800 depending on the part. Most common failures are diagnosed in one visit and swapped the same day we’re on site. The way owners usually discover a problem is small at first: a door that drags when you open it, a window that won’t lock without a fight, or condensation fogging the glass between panes.

CGI is one of the biggest names in Florida impact-rated windows and doors, and Orlando homes have a lot of them. The good news: most parts are replaceable without tearing out the whole unit. The bad news: mixing the wrong series hardware or gasket can compromise the impact rating that matters so much during hurricane season. That’s the one mistake we see too often when a well-meaning handyman “makes it work” with a generic part.

We’re an independent service provider in Orlando, not affiliated with CGI. That means we give you the straight comparison between genuine CGI parts and proven aftermarket equivalents, and we install both.

Which CGI Models This Applies To

CGI’s main residential lines in Orlando include the T/MP (Traditional/Missile Proof) series, Sentinel series, Estate series, and the newer Estate Vue line. Each series takes different hardware, gaskets, and sometimes different glass specifications. The gotcha most people don’t know: two windows can look identical from six feet away but have different glass-to-frame tolerances depending on the product line and year it was manufactured. A T/MP sash guide from 2009 is not the same as a Sentinel sash guide from 2018.

How to identify what you have: look for the CGI label, usually on the interior frame or edge of the door panel. It gives you the series name, model number, and sometimes the glass make-up code. Take a picture of it before you call anyone, including us. It saves a trip and a wrong order. We also measure the frame channel, the hardware backset, and the roller or hinge dimensions because older builds in College Park and Winter Park often had field adjustments that don’t match the factory spec sheet.

OEM versus aftermarket: genuine CGI parts cost 20–40% more, but they preserve the impact certification and the original warranty if it’s still active. Quality aftermarket equivalents are usually fine for non-structural pieces like rollers, locksets, and weather stripping. For anything in the load path — hinge arms, sliding track, or corner keys on an impact-rated frame — we recommend OEM for CGI specifically. The certification depends on that hardware being engineered and tested together.

Signs Your CGI Windows & Doors Is Failing

  • Fog or moisture between the glass panes. The seal on the insulated glass unit has failed. In Orlando heat and humidity, a compromised seal shows up as condensation you can’t wipe away, and it never gets better on its own.
  • The door drags or jumps off the track. Rollers wear flat over time, especially on heavy impact-rated panels. A roller that squeals or skips is past lubrication and into replacement territory.
  • The lock or latch won’t line up without lifting the door. Frame sag or a worn strike plate is the usual cause. Forgetting about it means a door that doesn’t fully seat its locking points, which matters on an impact-rated door.
  • You feel air moving around the frame even when everything is closed. Weather stripping, corner seals, or adjustable interlock pieces have been crushed or have degraded in the Florida sun. Your AC bill notices before you do.
  • Crank-out window mechanisms grind or slip. Operators and hinge arms wear, and a stripped operator forces you to press harder, which ruins the arm and eventually the frame corner. Replacing the operator early is much cheaper than a full sash rebuild later.

Replacement Cost & What’s Included

A remodeled primary suite with built-in wardrobes and a window seat

In Orlando, most CGI hardware and component replacements run $300–$1,800 installed. Here’s how that typically breaks down:

  • Roller replacement, sliding door: $300–$600
  • Lockset or multi-point lock replacement: $350–$750
  • Weather stripping and interlock seals: $250–$500
  • Window operator and hinge arm rebuild: $400–$950
  • Insulated glass unit replacement (impact-rated): $700–$1,800 depending on size and tint
  • Complete sash or panel hardware rebuild: $900–$1,800

What drives the range is the series, the part’s location in the assembly, and whether we go OEM or aftermarket. Every quote includes the part, labor, disposal of the old component, and a written price before we start. We don’t do verbal estimates that grow on the final bill. We hand you a line-item number and we stick to it.

DIY or Call Us?

Some things you can safely do yourself: clean and lightly lubricate tracks, tighten visible screws on handles, and check for torn weather stripping. Those are inspection jobs, not repairs. What we’d rather you not tackle is anything involving the frame, the tensioned balance system on double-hung windows, or the glass itself. Impact-rated units are heavy and engineered to stay in one piece when hit. The wrong disassembly technique can ruin the frame channel, and replacement glass on a CGI unit is a two-person job minimum.

If you’ve already diagnosed the part and just want it handled, call (850) 920-7745. Tell us what the problem is. We’ll figure out the rest from there. Isaac Pruett has been walking Orlando homeowners through this exact decision for years, and he’d rather give you a straight answer than sell you a part you don’t need.
