Master Halco Home Additions & ADU: The Orlando Owner’s Guide

We install Master Halco-compatible framing, fencing, and structural components for home additions and ADUs across Orlando, with complete projects typically running $45,000 – $130,000 for additions and $90,000 – $220,000 for a full ADU build. Most owners discover a Master Halco part has failed when a gate post leans after summer storms, a fence rail sags along the property line, or a lag screw pulls loose from a post that’s been soaking in Florida humidity for a decade. The good news is this: if the part is Master Halco and it’s still manufactured, we can source it, match it, and install it, usually within the week.

Here’s what Orlando homeowners need to know about Master Halco parts before they spend a dollar: what fits, what fails first, what it costs to fix, and whether you should touch it yourself. Isaac Pruett has been working with Master Halco fence and framing systems since his days at Los Angeles Trade-Technical College, and the crew at Mason Remodeling Co Orlando treats a failed post or rail the same way we’d treat a foundation crack: figure out why it failed, then fix the why, not just the what.

Which Master Halco Models This Applies To

A single-story rear room addition with tall windows and a new patio

Master Halco is one of the largest fence and perimeter security manufacturers in North America, and their product lines show up all over Orlando, from College Park bungalows to new ADU builds near Baldwin Park. The parts we match most often fall into three families: PostMaster steel fence posts, Estate aluminum fencing, and their treated wood and ornamental steel gate systems.

Here’s the compatibility gotcha that trips up a lot of Orlando homeowners: Master Halco changed the PostMaster post profile about 12 years ago, from a flanged channel to a rolled C-channel with a slightly narrower face. If your fence went in before 2013, the rails and brackets you buy today may not seat flush without shims or a retrofit bracket. When you call us, we’ll have you look for a stamped code on the post cap or inside the gate frame. The stamp usually starts with “MH” followed by a four-digit series number. We also ask for a photo of the post face, because we can usually tell the old profile from the new one just by looking at the channel depth.

One other thing worth knowing: Mason Remodeling Co Orlando is an independent service provider, not affiliated with Master Halco. We stock and install their components because they hold up better than most in Florida weather, but we don’t have a warehouse discount, and we won’t pretend to. We price the part honestly and tell you if a quality aftermarket equivalent, usually from Fortress or Ameristar, will do the job for less.

Signs Your Master Halco Home Additions & ADU Is Failing

  • Post lean or gate drag. The concrete footing has cracked, or the post base has corroded below grade. In Orlando’s sandy soil and summer rain, water pools at the base and eats the steel slowly. Once the gate starts scraping the ground, the post is moving.
  • Rust bloom at the post base. That orange staining isn’t cosmetic. Master Halco steel posts are galvanized, but Florida humidity plus irrigation overspray strips that coating faster than most people expect. If you see flaking rust, the post wall is thinner than it looks.
  • Loose or missing bracket screws. The self-tapping screws that hold rails to PostMaster posts work loose over time. When you see a rail wobble or a gap open at the corner, the screw threads have wallowed out the hole, and simply tightening them won’t hold.
  • Gate sag with no visible post lean. The hinge side is fine, but the latch side drops. That’s usually a failed hinge barrel or a stretched tension rod inside the gate frame. Master Halco gate frames are decent, but the hinges are the first thing to go on a double gate.
  • White corrosion on aluminum rail ends. Estate aluminum fencing shows a chalky white powder where rails meet posts. That’s galvanic corrosion. It doesn’t fail fast, but if you see it on more than a third of the joints, the structural connection is compromised.

Replacement Cost & What’s Included

A second-story addition that matches the existing roofline

For the part-specific work, here’s what we charge in Orlando, parts and labor together, written as a line-item quote before anyone picks up a tool. A single PostMaster steel post replacement runs $180 – $340 installed, including the new post, concrete, and haul-away of the old one. A gate hinge rebuild or tension rod replacement runs $150 – $400 depending on gate width. A full fence section rebuild with new Master Halco rails, brackets, and post caps runs $350 – $900 per section. For larger structural work tied to an addition or ADU, where the framing or fence line is part of the build, the numbers scale accordingly.

What drives the range is access. If your fence line is buried behind 15 years of untrimmed hedges, the job takes longer. If the old post was set in a narrow concrete footer that we have to hand-chip, that adds labor. We’ll tell you the exact number before any work starts, and the written price we hand you is the price you pay. If we’re wrong in our favor, that’s our problem. The workmanship is covered by our 365-Day Done Right Promise, which, in plain language, means if the repair fails within a year, we come back and make it right at no charge.

DIY or Call Us?

If the only issue is a loose rail bracket and the post is still plumb, you can snug the screws with a drill and see if that holds. If the post is leaning, rusted through, or the gate is dragging, leave it. A leaning post under tension can snap while you’re working on it, and a steel gate with a failed hinge can drop fast enough to break a foot or a hand. This is the part where we tell you plainly: it’s not worth the ER copay.

If you’re unsure, call (850) 920-7745 and send us a few photos. Isaac Pruett will look at them and tell you straight what you’re dealing with. Tell me what the problem is. We’ll figure out the rest from there. The quotes are free, and the live person who answers the phone at 3 a.m. is actually a live person, because that’s how we built this company.
