Tamko Fence Installation: The Orlando Owner’s Guide
Tamko fence installation in Orlando typically runs $3,500 to $9,000 for a full property line, depending on linear footage, gate count, and whether we’re pulling old posts or setting new ones. We carry Tamko-compatible vinyl and composite fence panels, rails, posts, and gate hardware, and we can match most existing Tamko product lines so you’re not staring at a mismatched repair. Most Orlando homeowners call us after a storm has snapped a post at ground level or a gate has started dragging because the hinge side settled into sandy soil – which, in neighborhoods like Conway, Belle Isle, and Dr. Phillips, happens more than anyone expects.
Here’s the thing about Tamko fencing in Central Florida: the product holds up well to UV and humidity, but the installation is what decides whether you get 15 years or 5. We’ve pulled apart fences where the posts were set in 18 inches of concrete in soil that shifts with every summer rain cycle. That’s not a Tamko problem. That’s a post-depth problem. We set posts at 30 to 36 inches, below the frost line and well into stable soil, and we’re meticulous about concrete cure time before hanging panels. It matters more than the panel brand.
Which Tamko Models This Applies To

Tamko’s fencing line is built around a few core product families. The Heritage series is their entry vinyl panel – 6-foot by 8-foot sections, tongue-and-groove pickets, semi-privacy with a visible top rail. The Envision line is the heavier composite plank fence, available in privacy and shadowbox styles, rated for higher wind load than standard vinyl. The Lanai series is their lighter, 4-foot decorative panel, common around pools and patios. The easiest way to identify what you have: look at the bottom rail. Tamko stamps their manufacturer code and production date on the underside of the bottom rail on most panels made after 2010. If the stamp’s gone, measure the picket width. Heritage pickets run 1.5 inches wide; Envision planks run 5.5 inches. A lot of customers try to patch a Heritage panel with a box-store 6-inch plank and then wonder why the top rail won’t seat. That’s the kind of compatibility gotcha we catch before you spend money on the wrong thing.
On OEM versus aftermarket: Tamko’s own replacement panels and rails are the cleanest match for color and texture, especially if your fence is more than three years old and has been in Orlando sun the whole time – new panels next to weathered ones will show. Vinyl oxidizes and lightens. We can order genuine Tamko parts direct through our supplier network, and we’ll tell you honestly when an aftermarket equivalent makes more sense. For post caps, gate latch hardware, and U-channel brackets, the aftermarket options are functionally identical and often half the price. For full panels and gates, we recommend OEM unless you’re replacing the whole run. You don’t want a gate that’s a slightly different white than the fence it’s hanging from. It’s the first thing you’ll see every time you pull into the driveway.
Mason Remodeling Co Orlando is an independent service provider. We’re not affiliated with Tamko, and we’re not a factory warranty station. What we are is an Orlando contractor that has installed and repaired enough Tamko fencing to know exactly what fits and what doesn’t.

Signs Your Tamko Fence Installation Is Failing
- Post lean at the gate hinge side. The gate’s weight eventually overcomes a shallow post set. In Orlando’s sandy-loam soils, we see gates start to drag within three years of a shallow install. The fix is excavating and resetting the post, sometimes adding a steel reinforcement core inside the vinyl post before repouring concrete.
- Pickets popping out of the bottom rail. Vinyl expands and contracts with heat, and a Miami summer makes it worse. If the panel wasn’t given room to move during install – rails cut flush to posts, no expansion gap – expansion pressure pushes pickets out. We see this most in west-facing runs in neighborhoods like MetroWest where afternoon sun bakes the panels daily.
- Top rail sagging between posts. Tamko panels are rated for an 8-foot span, but only if the rail channels are fully seated in the post brackets. A sag usually means an installer forced a panel into place without fully seating the rail, or one bracket is wallowed out. Over time, water collects in the sag, and you get algae staining along the rail line.
- White residue or chalky surface on panels. That’s oxidation, normal for vinyl after several Orlando summers, but uneven oxidation across sections means some panels were replaced at different times. Fence lived outside for a while will look different from a fresh panel. Not structural, but starts a conversation about whether you patch or replace the whole side.
- Gate won’t latch or closes on its own. The latch striker plate migrates as the post angle changes. Before you tighten anything, step back and look at the gap between the gate and the post. If the top gap is wider than the bottom, the post is moving, not the latch.

AfterReplacement Cost & What’s Included

For a full Tamko-compatible fence installation in Orlando, expect $3,500 to $9,000. A typical 150-foot run of 6-foot privacy vinyl with one walk gate and one double drive gate lands around $5,000 to $6,500 installed. That includes removing and hauling old fencing, digging and setting posts in concrete at proper depth, hanging gates with adjustable hinges, and a full cleanup pass with a magnet sweep for stray fasteners. If your existing posts are set properly and in good shape, a panel-and-rail replacement only runs lower in that range. If we’re pulling a fence that’s been there since the 90s and has roots through everything, you’ll be at the upper end.
What pushes cost up: gate count (a double drive gate adds $400 to $800 by itself), total linear feet, access constraints, and whether we hit limestone or old concrete footings during post excavation. We give you a written price before any work starts – line by line – and it does not change unless you change the scope. Permits in Orlando for fence replacement are usually straightforward, and we pull them when required. The work is covered by our 365-Day Done Right Promise: if anything we installed fails within a year of completion, we come back and fix it at no charge. No dispute process. No conditions. Just a phone call.

You can safely check a few things yourself. Confirm which panels moved. Check whether your posts are plumb by holding a level against them. Look at whether the failing section is in a low spot where water ponds. All of that tells us useful information before we even show up, and it costs you nothing but ten minutes. What you shouldn’t do is try to reset a post in Orlando soil with a bag of fast-setting concrete and good intentions. Vinyl posts in this climate need a proper hole, gravel drainage at the base, steel reinforcement in high-wind exposure areas, and concrete cured in stages – and even then, West Orlando wind loads during summer storms need a post set deeper than code minimum. Also, the panels themselves are awkward for one person to handle safely, and damaged vinyl edges will open up your hand in a second. If you want to talk through what you’re seeing first, call us at (850) 920-7745 and describe it. Tell me what the problem is. We’ll figure out the rest from there.
FAQs

A properly installed Tamko vinyl fence in Orlando should last 20 to 25 years with the panels and rails holding structural integrity, though surface oxidation and minor color shifting are normal after the first decade. Posts set below 30 inches with good drainage should outlast the panels. If your fence is failing at year six, that’s an installation problem, not a product problem. Call (850) 920-7745 and we’ll tell you what we’re looking at.
In many cases, yes – a single cracked panel or a leaning gate post can be repaired without replacing the entire fence. Vinyl panels are replaceable section by section, and a post can be excavated and reset. The economics shift when more than 30% of the run is failing or the original posts are too shallow throughout – then you’re paying for patchwork that’ll fail again. Call (850) 920-7745 for a free estimate and we’ll give you a straight answer on repair versus replace.
Most standard Orlando residential fence installations take two to three working days from tear-out to final gate adjustment, with concrete cure time included. Larger properties or Florida hurricane-code wind-load requirements on open lots can add a day. You’ll have a written timeline in your proposal before anything starts. Call (850) 920-7745 for a free estimate.
We keep common Tamko-compatible post caps, gate latches, U-channel brackets, and hinge hardware on the truck for most service calls, and we can source OEM Tamko panels and rails through our supplier network within a few days for Orlando jobs. If you’re looking at a broken latch or a cracked post, there’s a good chance we can fix the most common issues same visit. Call (850) 920-7745 with a photo of the failing part and we’ll tell you what we have and when we can be there.
