Wellborn Home Additions & ADU: The Orlando Owner’s Guide

A Wellborn home addition or ADU in Orlando typically runs $45,000 to $130,000 installed, depending on square footage, foundation work, and how much cabinetry and millwork you’re building in. We install Wellborn cabinetry and trim packages in additions and accessory dwelling units across Orlando every month, and we can usually start your project within two to four weeks of the initial site visit. Most Orlando homeowners call us after they’ve lived with the problem for a while: a converted garage that’s cramped, a mother-in-law suite that never got proper cabinetry, or an addition that was framed years ago but never finished with real storage.

We’re an independent contractor serving Orlando and the surrounding area. We’re not affiliated with Wellborn, but we install and finish their cabinet and trim lines in home additions and ADUs throughout Orange County. Isaac Pruett has been running these projects in Orlando for years, and he’ll tell you the same thing he tells every homeowner: “Tell me what the problem is. We’ll figure out the rest from there.”

Which Wellborn Models This Applies To

Wellborn builds cabinetry across three product tiers, and the right tier matters a lot in an addition or ADU. Wellborn Premier is their entry line, solid for rental ADUs and budget-conscious additions. Wellborn Estate is the mid-tier, with more wood species and door profiles, and it’s the line we recommend most often in Orlando because it holds up to humidity without the premium price. Wellborn Select is their full-custom line, and it’s the right call when you’re building built-ins, a full kitchen in the ADU, or wall-to-wall storage in a primary suite addition.

The compatibility gotcha most Orlando homeowners miss: Wellborn’s taller wall cabinets (36-inch and 42-inch) require different mounting rail spacing than their 30-inch base and wall line, so you can’t just order “Wellborn cabinets” and assume the hardware matches. If you already have Wellborn cabs in the main house and want the ADU to match, pull the cabinet code off the inside of a drawer box, it’s printed on a small white sticker. That code tells us the door style, wood species, and finish, which is the only reliable way to match new millwork to existing cabinets. For replacement doors or drawer fronts, OEM Wellborn parts are the safest match, but quality aftermarket equivalents exist for standard shaker and slab profiles at roughly 30 to 40 percent less.

Signs Your Wellborn Home Additions & ADU Is Failing

  • Drawer fronts separating at the joint. Orlando’s humidity swings cause wood to expand and contract, and glued joints on older Wellborn drawer fronts can open up. It’s repairable early. Left alone, the corner fails and the drawer front is trash. We see this most in non-climate-controlled garage conversions.
  • Soft-close hinges failing on high-use doors. The Soft-Shut hinge Wellborn specs is a solid unit, but after years of daily use, the damping mechanism wears out and doors start slamming. This is the number-one part we replace on Wellborn cabinetry in rentals and ADUs, because tenants don’t ease a door closed.
  • Melamine delaminating inside sink base cabinets. Even a small plumbing drip inside a sink base cabinet will lift the melamine edge on Wellborn shelves and side panels. Once the substrate swells, the panel is done. This is the part failure we associate most with ADU kitchens that got built fast and used hard.
  • Trim and crown pulling away from the ceiling line. Additions settle. It’s a fact of Florida construction. If your Wellborn crown molding has gaps at the ceiling seam, the addition’s framing is moving, and the crown needs to be reset and caulked with a flexible sealant that tolerates that movement.
  • Finish chalking or yellowing on older Wellborn doors. This is primarily a light-exposure issue. Direct Florida sun through an east-facing window will age a factory finish faster than anything else in the room. It’s cosmetic but it’s progressive, and refinishing before the clear coat fully breaks down costs far less than replacing doors.

None of these failures mean the cabinetry is junk. They mean the part has reached the end of its service life. In a well-built addition or ADU, Wellborn cabinetry lasts 15 to 25 years before the first significant part replacements start showing up. What we’ve learned in Orlando is that parts fail in clusters. If three hinges are going in a rental ADU, the other nine aren’t far behind.

Replacement Cost & What’s Included

For full Wellborn additions and ADU built-out work in the Orlando market:

  • Full home addition with Wellborn cabinetry: $45,000 – $130,000
  • ADU construction with Wellborn kitchen package: $90,000 – $220,000
  • Garage conversion with Wellborn storage and trim: $30,000 – $80,000
  • Cabinet installation only (labor and hardware): $4,000 – $13,000
  • Island installation with Wellborn base cabinets: $3,000 – $10,000

The range comes down to footprint, foundation condition, and material grade. A 400-square-foot addition with a Premier-line kitchen package and basic trim lands at the lower end. A 900-square-foot primary suite addition with Select-grade built-ins, a full bath, and custom crown sits at the top. Every quote we give in Orlando includes the parts, the labor, the hardware, the demolition and debris hauling, and the finish work. It’s a written price before we start. That’s not a favor, it’s how we do business. Our 365-Day Done Right Promise covers the installation and all parts we supply for a full year from the completion date. If something fails, we return and fix it at no charge.

DIY or Call Us?

For Wellborn additions and ADU work, there’s very little a homeowner should DIY. The part failures we covered, hinges, drawer fronts, melamine panels, crown trim, are all repairable, but they require tools, patience, and the judgment to know when a repair is worth making versus when a part should be replaced outright. You can safely check a few things: pull the cabinet code stickers, note which doors are slamming or binding, and mark where trim has separated. That gives us a head start when we arrive. What we’d ask you not to do is attempt any cabinet removal, wall cabinet re-hanging, or structural trim work, because a falling upper cabinet is a serious injury risk and a mis-mounted rail means it happens again. If you’re not sure whether it’s worth a service call, call (850) 920-7745 and describe what you’re seeing. We’ll tell you straight whether it’s a fix or a replacement, and the estimate is free.
